A scenario, not a forecast
Enter figures for one period, such as a whole season. The calculator multiplies your nightly rate by occupied nights and subtracts your chosen percentage costs and fixed operating costs. It does not predict demand, tax, mortgage payments, property appreciation or platform fee rules. Percentage costs are applied to gross accommodation revenue for this simple model; your actual agreement may use a different basis.
Compare cautious and stronger scenarios
Try fewer booked nights while keeping fixed costs unchanged. Then test a lower nightly rate or higher cleaning and repair costs. Record what is excluded from each result. Use the outcome to prepare questions for a manager, not as a guarantee that an apartment will achieve those figures.
Worked example: see exactly what the result includes
For an illustrative calculation, enter €100 per night and 90 occupied nights. Gross accommodation revenue is €9,000. If you enter 15% for platform costs and 20% for management costs, this simple model applies both percentages to that gross amount: €1,350 plus €1,800, or €3,150 altogether. Entering €1,000 of other operating costs leaves €4,850 before tax and finance. These numbers are an example of the arithmetic, not our prices, a typical Sunny Beach result or an offer.
Now reduce occupied nights to 60 without changing the other inputs. Revenue becomes €6,000, percentage costs €2,100 and the remaining balance €2,900. Fixed costs matter more when fewer nights are sold. Your actual contract may calculate commission differently or include other charges, so adapt the inputs and compare the calculation with the written agreement. Do not enter the same expense both in a percentage field and in other costs.
